For me, #1 is sometimes tricky -- having a room dedicated to work. Over the years I've had an actual room in the house devoted to my home office -- several different rooms. But due to remodeling (still or again depending on who you ask at our house) I'm currently office-less. But with or without an office, I've found that when I actually do it, things like keeping to a schedule, having a good chair, and starting off the day by not just rolling out of bed and plopping myself in front of the computer (guilty!) do make for a more productive work day.
